Types and Types of Houses in the Boston Area
A few days ago, I spent a week talking about strategic thinking and general tactics in real estate. Let’s start talking about houses today, and talk about the common house types, house types, and the popularity of various houses in our Boston area.

Let me talk about the basic types of houses first:

1. Villa Single home: There is a house and land, and the responsibility for all house maintenance and mowing the lawn is entirely the responsibility of the landlord. Therefore, although buying a villa is beautiful, you must take care of and maintain it in your future life.

2. Townhouse: This one is only a little less than a villa: private ownership of the plot. A bit more than a villa: one wall is shared with neighbors. This kind of townhouse has a clear boundary, most of the time each person sweeps the snow in front of the house. In case of any major repairs, all users will bear it together, and they can hire services such as snow sweeping and grass cutting together. It is suitable for someone who wants to share the house maintained home.

3. Apartment Condominium: A set of units in a house. Some apartment buildings are small, with only one household on the upper and lower floors, and some apartment buildings are large high-rise buildings with hundreds of units. No matter what kind of apartment, they have in common that each family is only responsible for the maintenance of its own unit. Others are maintained and discussed by all owners together, so there is an owner's committee, and a large-scale building usually employs a professional management company. The property rights of the plot of the apartment belong to all the owners. If you live in an apartment, you generally have to be subject to some restrictions, and you cannot be free. Some apartments have regulations on renting, such as short-term renting, or renting out for the first two years, etc.

4. Multiple family: There are two to four families in a building, all of which belong to one property right. Four or more households are considered commercial, not civilian. This kind of property is usually used as a rental house, and the landlord is responsible for all responsibilities, including all repairs and maintenance of the outdoor yard, but if the location is well selected, the rental income is quite high.

Next, let’s introduce the types of villas and their popularity:

1. Colonial: Colonial is the most typical and popular house type. After hundreds of years of verification, it is most suitable for the climate in the east, and the shape is simple and elegant. It is the first choice for buying a house. Usually, Colonial can be sold on the same plot the best price. The picture below is the most basic Colonial:
Colonial can evolve into many cool styles. In fact, the new houses built now are basically changed on the basis of Colonial. The following figure is a more complex Colonial:
2. Victorian style: If Colonial is a popular room type, then Vitoria is considered a petty bourgeoisie, very romantic, classical, and emotional. Unlike Colonial, which is square and square, Victoria usually has many curved curves and steeply sloping roofs. The picture below shows a typical Victoria. Victoria is very beautiful, but has a big disadvantage, that is, there are very few toilets, and it is difficult to add them.
3. Cape Cod: The Cape room type is the poor version of Colonial. Usually the layout of the first floor is similar to Colonial, but the second floor is an attic, so basically there are Domer (dormers). Since the second floor is an attic, it always looks a bit cramped, so if it is built on the same land, the price is much lower than Colonial. The picture below is a standard Cape:
4. Ranch farm style: Ranch is a one-story house type without an attic. Usually, the foundation is large, and all the living space is flat. It was popular in the 1950s and 1960s and is suitable for the elderly who cannot climb stairs. However, as time goes by, this type of room has been phased out. The main reason is poor ventilation in summer (generally, Ranch must have central air-conditioning), and in winter, because the foundation is too large and there is only one floor, the heating is very inefficient. It is very energy-intensive, and if you are not careful, it is easy to burst the water pipe. Therefore, on extremely cold days, the indoor temperature must be very high to ensure that the corners of the house can maintain the temperature. Therefore, few people are willing to live in Ranch now, and the price is cheap, and it has become the main source of refurbishment. Please see the picture below for a typical Ranch:
There is also a Raised-Ranch house type that was transformed from Ranch, which is called Raised-Ranch, that is, half of the basement is built on the ground, the living space needs to go up half a flight of stairs, and the garage is in the basement exposed to the ground. There were a lot of this type of house in the 1950s and 1960s, and even in the 1970s, but it was gradually eliminated like Ranch, so the price will not be too high. 5. Contemporary: Modern is generally designed by architects. It is more common in houses built in the 1960s and 1970s. Although the architect's personality is integrated into the design, modern basically has common characteristics. That is to say, they all have large glass, and the room type has many rectangular elements, and these elements are superimposed to form a three-dimensional effect, such as the following one is more typical. Since Contemporary considers beauty and design more than practicality, it has gradually become an out-of-the-box type of house. In fact, this type of house is the most difficult to sell in many areas.
The above are the more common types of villas in the Boston area, and basically all the houses are changed from the above basic styles. Generally speaking, Colonial is the most recognized house type, and therefore it is the first choice of many house buyers.
